The 2025 townhouse market across Manhattan and Brooklyn was shaped by a continued imbalance between limited inventory and sustained demand. While activity varied by neighborhood, the strongest performance came from well-located, turnkey properties that aligned with evolving buyer expectations.

Across both boroughs, pricing strategy and property quality remained the defining factors of success. In Manhattan, established luxury markets demonstrated resilience, with the Upper East Side leading in sales volume and high-end demand remaining strong, while downtown neighborhoods showed renewed momentum as buyers responded to appropriately positioned opportunities. In Brooklyn, scarcity continued to support values, with neighborhoods such as Park Slope, Carroll Gardens, Boerum Hill, and Fort Greene seeing continued buyer interest and price strength.

Throughout 2025, buyers remained highly selective, rewarding homes that offered architectural character, modern functionality, and exceptional locations. As we enter 2026, constrained supply and steady demand are expected to continue supporting the market, with carefully positioned properties remaining best placed to achieve success.
