Manhattan’s townhouse market continued to demonstrate depth and resilience through the third quarter of 2026, with demand remaining firmly concentrated among exceptional, high-quality properties. While buyers remain selective, significant transactions across the Upper East Side, Upper West Side, Village, Chelsea, and downtown Manhattan underscore continued appetite from high-net-worth buyers for residences offering scale, architectural distinction, prime location, and privacy.
The Upper East Side remained Manhattan’s leading townhouse market, recording $764.8 million in sales year to date, while the Upper West Side posted 45 sales totaling approximately $298.7 million. The quarter also saw several notable luxury transactions, including 160 East 81st Street at $23 million and 34-36 East 70th Street at $20.72 million, represented by Leslie Garfield. The firm also represented seven Upper East Side sales during the quarter, along with significant transactions in Chelsea and Gramercy, including 354 West 20th Street and 143 East 19th Street. Across Manhattan, the market continues to favor rare and highly differentiated homes, with limited inventory reinforcing competition for the city’s most exceptional townhouses. As the market enters the final quarter, appropriately priced properties offering exceptional architecture, scale, and location should continue to attract discerning buyers and command premium values.
