Brooklyn’s townhouse market remained resilient through Q3 2026, with 254 transactions totaling approximately $1.2 billion year to date. While the number of sales declined 9.3% year over year, overall dollar volume remained essentially flat, increasing 0.01%, as stronger pricing helped offset lower transaction activity. The average sale price rose 10.3% to $4.8 million, while average price per square foot increased 11% to $1,376, reflecting continued demand for quality properties.
Activity remained concentrated in the borough’s established townhouse neighborhoods, with Park Slope leading at 93 transactions, followed by Carroll Gardens with 48 and Boerum Hill with 28. Several notable sales also demonstrate the depth of demand for exceptional properties, including 435 Henry Street in Cobble Hill, which sold for $11.9 million, and 332 Degraw Street in Carroll Gardens, which achieved $12.875 million in an off-market transaction. Brooklyn Heights also saw strong upper-end activity, with 40 Garden Place selling for $11.5 million and 46 Monroe Place trading privately for $10.6 million. With 20 properties currently under contract, the market remains selective, but well-located, renovated and appropriately priced townhouses continue to command strong interest.
