Two weeks ago, the Manhattan townhouse market had its strongest week since 2016 with eight signed contracts, six of which were in the Village. Following the spike, we saw four additional contracts signed last week, totaling eleven townhouses currently under contract in Greenwich Village. It is safe to say 2020 is off to a terrific start with renewed optimism from brokers, sellers, and buyers alike.Seven of the townhouses currently in contract are single-family homes, while the remaining four are mixed-use/multi-family properties. The most expensive property in contract is 132 West 11th Street, last asking $18,500,000 or $2,800 PSF, and was on the market for only 49 days. Additionally, eight new townhouse properties have been listed in the new year and there have been two closings. As the upward trend in activity continues, we anticipate 2020 easily surpassing 2019 in transaction and dollar volume.

Spring in the Greenwich Village

It is no secret retail is struggling in New York City, and Greenwich Village isn’t immune to this crisis. Taking a stroll down the Village streets, it's hard to miss the numerous vacant storefronts. The businesses that do remain open are not the mom and pop shops that the Village was once abundant with, but chains that can afford the ever increasing rents. The sporadic vacancies throughout the Village can be looked over, but it is hard to deny the trend as you walk down Bleecker Street and see one store after the other uninhabited.Although the last few months have seemed bleak for Village institutions, there is hopefully change coming.The Greenwich Village Society for Historic Preservation (GVSHP) is one of the primary forces encouraging a shift in shopping habits back to what they once were. What Not to Miss in The Meatpacking District

Gay Street -&nbsp;The history of Gay Street is a bit more speculative than many of the other streets in the Village although many historians support the idea it was named for Sidney Howard Gay, a prominent abolitionist of the time.Greenwich Street &amp; Greenwich Avenue -&nbsp;Named for the once independent village of Greenwich which was absorbed by New York City as it grew.Grove Street -&nbsp;Grove Street has seen several names through history, being named for several different people that found homes on the block. It received it’s final name due to the large amount of greenery found along the street, much like a “grove”.Horatio Street -&nbsp;Similar to many Village streets, Horatio Street is named after General Horatio Gates a resident on the block at the time of its naming. General Gates was a controversial General of the time, having won the Battle of Saratoga, but according to some caused the loss at the Battle of Camden during the Revolutionary War.Jane Street -&nbsp;Named for Mr. Jaynes, the owner of the land Jane Street now runs through.Leroy Street -&nbsp;Named for Jacob Le Roy a shipping merchant who ran a blockade against the British in the War of 1812.Morton Street -&nbsp;There are two different ideas on how Morton Street got it’s name. The street is either the namesake of John Morton, who was known as the “rebel banker” at the time due to his lax lending habits (mainly to the Continental Congress), or it is named after John Morton’s eldest son, Jacob Morton a well-liked political figure at the time.Perry Street -&nbsp;Perry Street is named after Commodore Oliver H. Perry, a US Naval Hero in the War of 1812.Waverly Place -&nbsp;When Sir Walter Scott, a novelist during the 1800’s, died in 1832 the citizens of the Village wanted to honor him and instead of naming a street directly after him they chose one of his novels,&nbsp;Waverley. At the time they spelt the novel’s title wrong leading the street we know as Waverly.Washington Place -&nbsp;This street gets its name from none other than George Washington, the same as Washington Square Park which divides the street in half. Washington Square has a long history of varying uses most infamously it was a burial ground known as Potter’s Field for New Yorker’s that succumbed to Yellow Fever. For the 15th Anniversary of the 4th of July, the field was declared the official grounds for the Independence Parade and has been used as a public park ever since.

How the Streets of the Village Got Their Names, Part 2

Like all of New York City, the West Village is known for it’s history. The people who call this neighborhood home cherish the historical value of the streets they walk on and of the homes they live in. So how did the various streets of the Village get their names? Below is a guide to the most notable streets in the Village and how they came to be.Bank Street -&nbsp;In 1798 Yellow Fever was plaguing New York City, and after one of the bank clerk’s at The Bank of New York’s Wall Street location contracted the virus, the members decided to purchase 8 lots in the Village on a street we know now as Bank.Barrow Street -&nbsp;Originally named Reason Street for Thomas Paine’s book&nbsp;The Age of Reason,&nbsp;it was also referred to as Raisin Street by Village inhabitants who were not too fond of the writer. Due to the somewhat negative opinion of Paine, after his death in 1809 they voted to rename the street after Thomas Barrow (an artist of the time) who had drawn a sketch of Trinity Church two years earlier that received wide circulation in newspapers of the time.Bedford Street&nbsp;-&nbsp;According to historians Bedford Street was named for Bedford Street in London.Bethune Street -&nbsp;Named for Joanna Bethune, the co-founder of the New York Orphan Asylum along with Elizabeth Hamilton. Joanna’s mother Isabella Marshall Graham, was the original founder of the Society for the Relief of Poor Widows with Small Children in the late 1700’s, which later became the Asylum.Bleecker Street -&nbsp;Named for either Anthony Bleecker Sr. or Jr., both of which are from the notable family who ran the well-known Bleecker farm of the time. The street represents what once was the northernmost border of the farm.Charles Street &amp; Charles Lane -&nbsp;Both Charles Street and Lane were named after Charles Christopher Amos, the gentleman who owned the land these streets were built on in the early 1800’s.Christopher Street -&nbsp;Christopher Street, was named after Charles Christopher Amos, the namesake of Charles Street and Charles Lane. At the time, Amos was the owner of a great deal of land in the West Village and found it appropriate to name these streets after himself.Cornelia Street -&nbsp;Named for Cornelia Herring whose father was Robert Herring, it was his farm that Cornelia Street was built on.Downing Street -&nbsp;Similar to Bedford Street historians say Downing Street was named for Downing Street in London.
